Fiscal Controls

Pinnacle ensures that every dime is accounted for and maximized.

Balance Budgets

Pinnacle Real Estate Property Management provides full-service account and budget management including a monthly balance sheet detailing all of the Association’s assets and liabilities. This also includes the actual on hand cash balances of the Association’s bank accounts.

Long-Term Planning

Pinnacle will work with the Board in compiling the Association’s operating budgets for the upcoming years. The budgets will include the budgeted amount for the prior year, the actual expenses for the prior year, and the projected expenses for the following years. Working together we’ll plan for long-term upkeep and repairs as well as the unexpected events that affect even the best laid plans.

Vendor Management

Pinnacle will coordinate and manage an associations’ vendor and maintenance requests.

  • Responds to problems in a complete and timely matter.

  • Employment of personnel and/or vendors in compliance with the Association’s approved budget.

  • Purchasing from the Association’s funds, the equipment, supplies, and material to be used by the personnel in the performance of their duties.

  • Obtaining multiple quotes/proposals for capital expenditures from reserve funds.

  • Presenting proposals to the Board for their action; negotiating contracts and coordinating the projects authorized by the Board.

  • Paying the Association’s expenses from the Association’s bank account.

  • Assisting the Board, at the expense of the Association, in retaining attorneys at law, accountants, and other experts and professionals whose services may be required by the Association.

Project Management

Contractors will be required to agree to (and sign) documentation outlining completion dates, hours of work, minimum number of employees to service the project, proper supervision of services, penalties for failure to meet deadlines, compliance with OSHA, evidence of proper insurance and responsibility to clean up and properly store any material which might be dangerous if left unattended.

Personnel Management

We will place a crew of qualified maintenance staff members (with a crew leader) on site to meet the needs of your property. Competent and knowledgeable employees help reduce costs by attending to routine functions and preventative maintenance.

Cost Management

Pinnacle focuses on maximizing opportunities that ensure long lasting effects

  • Obtaining insurance bids and assisting the Board with the evaluation of those bids and procurement of insurance.

  • Attendance and preparation for meetings.

  • Recording and distribution of minutes of meetings.

  • Newsletters/bulletins to membership.

  • Assist with rule enforcement.

  • Reserve planning.

  • Conferring freely with the Board of Directors.

We work in conjunction with the rental company representatives. Our company does not perform rental services, we offer no competition to the rental companies servicing the property. We actively explore the market to assure the best insurance coverage possible. We always offer you a complete, unbiased view and set of options.
